The biggest difference between the two communities is the cost of a home insurance policy. The exterior walls of your home are covered in Kings Point but the interior walls and liability are not. If you want a private yard or pool, then Kings Point will probably not be for you, although there are a few private homes there. Kings Point has the Kings Point Warranty available. For an annual fee of approximately $250, your home
appliances can be covered. They will replace defective air conditioning units, something that can save you thousands of dollars!
The restrictions of a condo association can be too much for some people. Others like the fact that their entire community is well cared for. All of the units are well painted and the landscaping looks great. The monthly maintenance does add costs, but many feel it is well worth it. Homeowners in Sun City Center must pay annual dues to use the community
facilities. The choice is yours. Both Kings Point and Sun City Center are excellent communities.
