Cities: skylines land value too low

For residencial areas the Noise pollution, traffic, ground pollution and undesireables are the root reasons why land value are lower than expected.

If you have lots of traffic and noise pollution - the residence can not sleep and land value slips.

On the flip side, high traffic tends to increase commercial zones values. I tend to keep the commercial zones in between the residents and industry. Likewise, I try to funnel the traffic to my commercial areas and I keep them clogged, a bit, to encourage commercial areas.

Industry is very important and can make or break your economy. I try to have a few different types of industrial areas. I do make farms and oil and ore and forest industries - but I keep them small. On my generic industries I like to have two basic types... the low land value ones and high land value industrial areas.

With the low land value industrial areas - I put my undesirables there - the graves, garbage, and smelly oil or coal generators. However, I have a seperate area with lots of industrial parks and a few land marks to increase the land value and bring in the high tech industries. Uneducated workers tend to favor the low land value industries. Early on, you have to be careful - your economy can be overwhelmed by uneducated workers going to work at polluting low land areas of industry. However, as you educate your sims - they want to work on high tech areas - which will be impossible until you increase the land value - which is impossible since you have your undesireables and pollution there. As result, you need to plan ahead. Plan to have several districts in your cities and do not be scared to spread them out. By about 8K or 10K population - start thinking about buying new land and expanding your city. Have your areas seperated - but my MAIN rule of though is this:

Keep commerce inbetween your residence and industry or office areas.

My plan is something like this:

My plan and goal is to have several areas of residence, commerce, and commerce. Then use cargo trains to transport the goods from one part of the city to the other. You want to use the cargo trains to move your cargo trains from one area to another area. That way you can ship goods across the city for use in factories and commerce. Some industrial items, i believe, are used in commerical buildings - so use your cargo train inbetween your industrial zone and commercial zone. If you have access to water - the cargo port for ships bringing in and exporting cargo is vital. Have a cargo train near that area as well - and be prepared for a ton of traffic that comes with that (i.e. commercial zones haha).

Usually small houses at the end of a dirt track with views over the whole city and/or the beach and/or a river, with almost no nearby traffic or buses or trains to cause a disturbance - houses that IRL would be worth a fortune.

Erm, actually that makes perfect sense. We are talking about land value here, not beauty or something. Sure some house in the middle of nowhere might be a pleasant place to live and a nice big house, but the value of land in the middle of a busy city is the highest.

By the way: education is fine, sewage is disposed properly, no drinking water pollution, lots of parks and recreational areas, unemployment at 4%, good transportation... they should be all snug...

Did you fiddle with the budged sliders for services? They don't only influence the effectivness of the buildings, but also their land value contribution.

Land value complaints can happen when a building levels up quickly after placing new services, then land value drops from some secondary effect of the new city conditions. For instance, higher level residential may draw new households, increasing traffic and noise pollution. Something was changed and it's only now showing up in the landvalue/building level calculation.

I always just throw in another police or fire department or a park.. Problem solved.

This is what I do as well. Add a service, and their value will go back up.

Click one of the buildings and see the actual complaint. That symbol is also used for "Lack of services"

People are stroppy gits. If the building has levelled up and then the land value decreases a tiny bit they'll complain, and eventually move out - even if they're leaving what's still the most valuable place in town. An abandoned building then depresses land value for the neighbours and it can cascade.

You could try and raise land value back up, or you could demolish the homes and allow rebuilding of lower-level ones.

Yea, that ploppable cul-de-sac asset you're using always does that to me. Not enough density. How this game calculates land value is fucking stupid.

Had this happen to my first city in several large areas and couldn't fix it. Ended up just ditching that 72k pop and restarted a new one. :|

If I had to guess, I would say that maybe the land value is just less than what they had grown accustomed to? I've had similar issues, and it's usually some prissy level-5 LDR home that suddenly changed from neon green land value to exactly one shade less neon. Boo hoo.

Among other possibilities have you raised taxes recently? High taxes make cims more sensitive to low land value.

Just seems like a bug. This game still has its fair share of them. Like today all of a sudden cars would not go on overpasses for a few minutes. Weirdest thing.
