Everybody Andy Sachs here with Caldwell banker and there around town team for our second installment of our monthly video blog series for the month of November, and first I want to wish everybody a happy thanksgiving with family and friends, but I also want to bring to you some information I spoke with a handful of my recent buyers and a lot of them have talked to me about unanticipated costs of buying a home and I thought it'd be interesting to share with all of you what their experiences were one in particular who went through the inspections we saw a bunch of rot on the outside, and we thought it might just be a BS filled it wasn't a big alarm for the inspector, but it came down to the fact that more water was getting in, and it was causing more rot just beyond the outside siding and that fire then had to have the whole house painted a good year ahead of when she had hoped to she also replaced windows put in central air-conditioning refinished floors now these are all things she wanted to do but didn't anticipate having to do all them right away so my advice to you is your contractor with you after the inspections or during the inspections to make a running tally of your undies potentially or now anticipated costs, so you can be better prepared financially after you close on your home my name is Andy Sachs with Caldwell banker and the around town team I look forward to working with you soon

The Connecticut residential purchase and sale agreement is a contract used by a prospective homeowner (the buyer) to submit an offer to purchase residential real estate from an owner (the seller). Apart from the purchase price proposal, the contract lists the buyer’s conditions that the seller must approve of in order for the deal to go through.

The agreement specifies the closing date, deadlines for mortgage approval and down payments, whether personal property is included in the sale, and rules concerning property inspection. The offer will be submitted to the seller, after which they can decide whether to accept the offer as-is, renegotiate the terms, or deny the proposal altogether.
